摘要
在“双碳”目标深入推进与新型电力系统加速构建的背景下,物业管理作为城市能源消费的核心场景,其绿色化转型已成为行业高质量发展的必然要求。虚拟电厂技术通过数字化手段聚合分布式能源资源与可控负荷,实现能源的高效配置与灵活调度,为物业服务企业降低能耗、参与电力市场交易提供了全新路径。深圳作为全国虚拟电厂试点标杆城市,依托政策支持、市场化机制与技术创新,已在深业中心、泰然立城等多个物业项目中验证了该技术的可行性与应用价值。本文基于深圳虚拟电厂的实践案例,系统探讨虚拟电厂技术在物业绿色运营中的应用场景、实施路径及面临的挑战,为行业可持续发展提供参考,且所有分析均基于指定文件展开。
Against the backdrop of the in-depth advancement of the"dual carbon"goals and the accelerated construction of a new power system,property management,as a core scenario of urban energy consumption,its green transformation has become an inevitable requirement for the high-quality development of the industry.Virtual power plant technology aggregates distributed energy resources and controllable loads through digital means,achieving efficient energy allocation and flexible scheduling,and providing a new path for property service enterprises to reduce energy consumption and participate in electricity market transactions.As a national benchmark city for virtual power plant pilots,Shenzhen,relying on policy support,market-oriented mechanisms,and technological innovation,has verified the feasibility and application value of this technology in multiple property projects such as Shenye Center and Tairan Licheng.Based on the practical cases of virtual power plants in Shenzhen,this paper systematically discusses the application scenarios,implementation paths,and challenges of virtual power plant technology in green property operation,providing references for the sustainable development of the industry,and all analyses are based on designated documents.
