摘要
近年来,上海不断推进保障性租赁住房建设供应,平衡保租房与市场化租赁住房之间的关系。本文选取了2020—2024年上海市121个板块租赁市场的相关数据,通过构建多时点DID模型验证了保租房供应对板块市场化租金的影响。研究发现,保租房供应对个人散租房源租金影响不显著,对长租公寓租金存在负向影响。此外,保租房对长租公寓的影响主要体现在近郊区和远郊区,在中心城区表现不明显。在此基础上,本文建议通过优化保租房区域布局,把握保租房供应节奏,调整保租房户型配比以及完善保租房政策设计等,促进保租房与市场化租赁住房的协调发展,满足新市民、青年人对美好居住生活的向往。
In recent years,Shanghai has been constantly pushing forward the construction and supply of affordable rental housing to balance the relationship between affordable rental housing and market-based rental housing.This paper selects relevant data on the rental market in 121 districts of Shanghai from 2020 to 2024 and builds a multipoint DID model to verify the impact of affordable rental housing supply on the marketbased rental prices in districts.The study found that the supply of affordable rental housing had no significant impact on the rental prices of individual scattered rental housing units,but had a negative impact on the rental prices of long-term rental apartments,but the impact was not significant.In addition,the impact of affordable rental housing on longterm rental apartments mainly manifested in suburban areas and far suburbs,and was not obvious in the central urban area.Based on this,the paper suggests promoting the coordinated development of affordable rental housing and market-based rental housing by optimizing the spatial layout of affordable rental housing,grasping the pace of affordable rental housing supply,adjusting the type ratio of affordable rental housing units,and improving the design of affordable rental housing policies to meet the aspirations of new citizens and young people for a better living environment.
