摘要
本文聚焦“好房子”核心需求及其要素关联机制,以上海市3 411名常住居民的需求意向为样本开展分层随机抽样问卷调查,系统分析居民对住宅现状的评价与未来期望。结果显示:“楼板隔音差”“收纳空间不足”“夏季闷热冬季寒冷”“反臭”等问题是当前居民视角下上海住宅品质最突出的痛点。研究发现,上海居民需求已从基础保障迈向品质引领,呈现空间需求“精细化”、环境需求“舒适化”、健康需求“前置化”三大核心特征。基于此,构建“需求识别—关联机制”分析框架,运用Logistic回归模型识别关键影响因素,并结合四象限分析法提出优先改善、前瞻投入、主动引导、动态储备差异化优化策略,为满足居民需求的上海高品质住宅建设提供理论参考与实践路径,也为优化住房政策、完善相关标准提供有益借鉴。
This paper focuses on the core demands of“Good House”and the correlation mechanism of its elements,conducting a stratified random sampling questionnaire survey based on the demand intentions of 3,411 permanent residents in Shanghai,and systematically analyzing residents’evaluations of current residential conditions and their future expectations.The results indicate that issues such as poor floor sound insulation,insufficient storage space,oppressive heat in summer and extreme cold in winter,and sewage odors are the most prominent pain points of housing in Shanghai from the residents’perspective.The study finds that the housing needs of Shanghai residents have evolved from basic security to quality orientation,featuring three core traits:the“refinement”of space needs,the“comfort”of environmental needs,and the“proactivity”of health needs.Based on these findings,an analytical framework of“Demand Identification–Correlation Mechanism”is established.The Logistic regression model is applied to identify key influencing factors,and combined with the four-quadrant analysis method,differentiated optimization strategies are proposed:priority improvement,forward-looking investment,active guidance,and dynamic reserve.This research provides a theoretical reference and practical pathway for the construction of high-quality housing in Shanghai to meet residents’needs,as well as useful insights for optimizing housing policies and refining relevant standards.
