摘要
针对国内外核心城市内部的城市综合体规模化扩张发展趋势背景,对城市综合体相关理论进行回顾,从城市中心高人口用地密度、核心地域多复合配套需求和新城规划建设用地集约需求三个方面分析城市综合体的空间类型,从品牌网格联动效应和同类项目累积提升两个方面分析城市综合体的品牌运营策略,通过日本持续运营型城市综合体分析模型探索日本“丘”(Hill)和“中城”系列持续运营型城市综合体开发运转模式和同类经营特点,以日本城市综合体运营经验为基础揭示对我国城市综合体发展的启示。研究结果表明超长线开发运营的协调耐心和资金安排、零售商业模式的持续演化和空间发展持续提升是日本品牌城市综合体运营的关键要素,结合我国实际情况,因地制宜吸收日本品牌城市综合体运营模式优势,有助于孵化适于我国实际情况的城市综合体开发运营模式,塑造城市多样化空间价值,活化提升现有城市空间运营质量。
