摘要
为探究BIM技术在建筑幕墙绿色施工及成本控制中的应用效果,本文以某幕墙绿色施工项目为例,运用BIM技术构建涵盖设计、施工、验收与运维的全过程成本控制体系。在设计阶段,通过能耗与结构仿真优化,将幕墙玻璃厚度与中空层参数精细调节,使年空调能耗预测与实测偏差不超过5%。施工策划中采用4D模拟与进度-成本联动预警,工期从90 d压缩至80 d,综合成本节约6%。现场管控应用多专业碰撞检测与移动巡检,返工率和事故率分别降低28%和70%。材料与物流环节通过RFID与JIT配送,现场库存面积由200 m^(2)降至90 m^(2),资金占用成本节约约20%。竣工验收与运维阶段,绿色增项费用偏差控制在±3%,维护成本降低25%,幕墙系统寿命延长10%。综上,BIM技术的集成应用不仅能显著提升施工效率与成本控制精度,还可为绿色建筑目标的实现提供可靠的技术支撑。
In order to explore the application effect of BIM technology in green construction and cost control of building curtain wall,this paper takes a curtain wall green construction project as an example,and uses BIM tech⁃nology to construct a whole process cost control system covering design,construction,acceptance and operation and maintenance.In the design stage,through the simulation and optimization of energy consumption and structure,the glass thickness of the curtain wall and the parameters of the hollow layer are finely adjusted,so that the deviation be⁃tween the annual air conditioning energy consumption prediction and the actual measurement is not more than 5%.In the construction planning,4D simulation and schedule-cost linkage warning are used,and the construction peri⁃od is compressed from 90 days to 80 days,and the comprehensive cost is saved by 6%.The rework rate and acci⁃dent rate are reduced by 28%and 70%respectively by using multi-professional collision detection and mobile in⁃spection.The material and logistics links are distributed through RFID and JIT.The on-site inventory area is re⁃duced from 200 m^(2) to 90 m^(2),and the cost of capital occupation is saved by about 20%.In the stage of completion acceptance and operation and maintenance,the deviation of green incremental cost is controlled within±3%,the maintenance cost is reduced by 25%,and the life of curtain wall system is prolonged by 10%.In summary,the inte⁃grated application of BIM technology can not only significantly improve the construction efficiency and cost control accuracy,but also provide reliable technical support for the realization of green building goals.
