摘要
为探究郑州市商铺租赁价格空间分布格局及其影响因素,本文基于安居客网站上抓取的城市商铺租赁价格数据,采用克里金插值、叠置分析、缓冲区分析等地理信息系统(GIS)空间分析方法,对城市商铺租赁价格空间分布特征进行研究。结果表明:①郑州市主城区商铺租金整体呈“中间高、四周低”的分布特征,金水区与中原区交界处,金水区、二七区和管城回族区交界处,以及金水区中南部地区的商铺租金价格最高;②距离主要道路越近,商铺数量越多,而距离主要道路越远,商铺数量和租赁价格均呈不断下降趋势;③各类型商铺主要集中分布在生活服务设施400 m范围内,距离生活服务设施距离越近,各类型商铺的租金越高;④高等级租金商铺倾向于分布在人口密度适中的区域,而经济密度与商铺数量和租金成正比。研究结果可以为郑州市优化商铺租赁市场提供一定参考。
To explore the spatial distribution pattern and influencing factors of rents for shops in Zhengzhou City,based on the rent data of urban shops captured on the Anjuke website,geographic information system(GIS)spatial analysis methods such as Kriging interpolation,overlay analysis,and buffer zone analysis were used to study the spatial distribution character⁃istics of rents for urban shops.The results show that:①The overall distribution of rents for shops in the main urban area of Zhengzhou City is characterized by“high in the middle and low around”,with the highest rents at the junction of Jinshui Dis⁃trict and Zhongyuan District,the junction of Jinshui District,Erqi District,and Guancheng Hui District,and the central and southern areas of Jinshui District.②More shops are found near the main road,and both the number of shops and rents decrease as the shops are farther away from the main road.③Various types of shops are mainly concentrated within 400 meters of living service facilities,and as they are closer to the facilities,the rents tend to be higher.④Shops with high rents tend to be located in areas with moderate population density,while economic density is directly proportional to the number of shops and rent.The research results can provide some reference for optimizing the shop rental market in Zhengzhou City.
