摘要
本报告基于《中国房地产金融》期刊、清华大学恒隆房地产研究中心、抖音生活服务社区与房产、抖音集团公共政策研究院联合发起的“2025年中国城镇居民购房意愿”大样本问卷调查数据,围绕居民住房现状、购房意愿和购房偏好三方面进行深入分析。结果显示,相比去年,居民购房意愿呈回升态势,不购房群体的主要制约因素从支付能力不足向购房意愿减弱转变,提升首付款支付能力与提振经济信心仍是激发购房意愿的关键着力点。此外,本报告还对潜在首次置业人群和潜在改善性需求人群两类重点人群进行了专题分析。
This report is based on the questionnaire survey data of Urban Residents'Home Purchase Willingness in 2025,conducted collaboratively by the journal China Real Estate Finance,Hang Lung Center for Real Estate at Tsinghua University,Douyin Local Services(Community and Real Estate)and Douyin Group Public Policy Research Institute.It provides a comprehensive analysis of residents'current housing conditions,home purchase willingness and housing purchase preferences.The results suggest that:Compared with last year,residents'willingness to buy homes is on the rise.The main constraint for the non-purchasing groups has shifted from insufficient affordability to weakened purchase willingness.Improving the ability to pay the down payment and boosting economic confidence remain the key points to stimulate the willingness to buy homes.Additionally,this report performs a detailed thematic analysis of two key populations,namely potential first-time homebuyers and those seeking housing improvement.
