摘要
由于历史原因,城市产业用地普遍存在分布不合理、政府储备土地与招商引资实际土地需求不契合、忽略产业发展对城市功能性用地的需求等问题。以烟台市汽车产业用地为例,通过系统梳理当前烟台市汽车产业用地利用面临的实际问题,提出产业用地的精细化配置建议,包括提出空间结构优化思路、明确整车企业与零部件企业的合理距离、以不同产业环节企业所需的用地规模及数量为依据进行企业精细化选址,以及针对性配套汽车产业发展所需的城市功能用地等,优化烟台市汽车产业用地格局,为其他城市产业用地规划提供思路借鉴。
Due to historical reasons,there are many contradictions prevailing in the city,such as irrational distribution of industrial land,the mismatch of government's land reserve and the actual needs of investment attraction,the ignorance on the demand of industrial development for urban functions.Taking the land use for the automobile industry in Yantai as an example,by systematically reviewing the practical issues currently faced in the utilization of land for the automotive industry in Yantai,refined allocation suggestions for industrial land are proposed,including proposing ideas for optimizing spatial structure,clarifying the reasonable distance between vehicle enterprises and parts enterprises,using the land use modulus required by different industrial links as the basis for land division to conduct refined site selection for enterprises,and targeting the urban functional land needed for the development of the automobile industry.Ultimately,a complete land use pattern for the automobile industry in Yantai is ultimately constructed,providing ideas and references for other cities.
