节能住宅全寿命周期成本的理论分析与实证研究

摘要 节能住宅的建造安装成本与普通住宅相比有所增加,增量成本所带来的价值是否相当,消费者无法判断,从而限制了节能技术的推广应用。论文以南阳市某住宅工程为例,按照国家热工规范和工程计价标准,计算节能住宅与普通住宅的能耗成本和建设成本,并对全寿命周期成本进行理论分析和实例计算。结果表明:南阳市卧龙小区的某节能住宅,虽然其初始投资比普通住宅高38.27元/m^2,但其全寿命周期费用比普通住宅低39.19元/m^2。 The construction and installation cost of energy saving residential buildings is higher than that of ordinary residential buildings.Whether the value brought by incremental cost is equal or not is beyond the judgment of consumers,which limits the popularization and application of energy saving technology.Taking the engineering of residential buildings in Nanyang City as an example,this paper calculates the energy consumption cost and construction cost of energy saving residential buildings and ordinary residential buildings according to the national thermal code and engineering pricing standard,and makes theoretical analysis and empirical calculation on the life cycle cost.The results show that:For an energy saving residential building in Wolong community of Nanyang City,although its initial investment is 38.27 yuan per square meter higher than that of ordinary residential buildings,its life cycle cost is 39.19 yuan per square meter lower than that of ordinary residential buildings.
