摘要
为解决城镇化进程中城市扩容和人民安居问题,建立新型城镇化与房地产业协调发展系统,收集湖南省2007-2016年系统各项指标数据.基于耦合协调度模型,利用熵权法合成新型城镇化与房地产系统发展指数,对湖南省系统中两者之间耦合协调性进行测度,分析其发展阶段与特点.根据2007~2016年各项合成指数分析,湖南省主要由房地产发展滞后型向新型城镇化进程滞后转变,协调耦合度不断提高,14个市州发展阶段与湖南省基本一致.因此深入分析湖南地区新型城镇化与房地产发展的耦合协调性,对湖南乃至中部地区提高新型城镇化发展质量和制定房地产政策提供科学依据和实证参考.
In order to solve the issue of urban expansion and affordable housing in urbanization process, this study develops a coordinated development system between new urbanization and real estate industry. Data are collected in Hunan Province from 2007 to 2016. Based on the coupled coordination model, the new urbanization and real estate development comprehensive indexes are developed using the entropy weight method to analyze their coordination levels and characteristics based on the coupling and coordination model. According to the composite index from 2007 to 2016, it is found that there is a transition from the lag of real estate development to the lag of new urbanization. The degree of coordination and coupling has increased and the development stages of 14 cities are consistent with Hunan. The analysis of the coordination degree between new urbanization and real estate development can provide a certain scientific foundation and empirical reference for improving the quality of new urbanization and formulating policies for real estate industry in Hunan and even the central regions.
