摘要
本文通过建立住房租赁市场个人租赁需求和供给的决策模型,研究影响住房租赁市场需求和供给的主要因素,并以此为基础分析我国住房租赁市场的发展特点和金融支持情况。基于理论和事实分析,本文认为居住期限是影响我国个人租房的重要因素,房价涨幅对个人住房租赁供给具有重要影响。建议大力发展机构租赁,稳定个人住房租赁预期,完善租金价格形成机制,规范发展住房租赁金融,健全住房租赁政策体系,促进住房租赁市场健康发展。
In this paper, through the establishment of the housing leasing market individual decision model of supply and demand, we study the main factors influencing the housing leasing market supply and demand, and on this basis, we analysis the development characteristic of our country housing leasing market and financial support. Based on the theory and facts analysis, this paper argues that living period is the important factor that affect China's personal housing, and housing prices rising has important effects on individual housing leasing supply. Therefore, this paper suggests to vigorously develop institutional rent, stablilize personal housing leasing expectations, perfect the rent price formation mechanism, standardize the development of housing leasing finance, and improve the policy system for housing leasing, to promote the healthy development of the housing leasing market.
