基于GWR的湖南省集体土地拆迁补偿的物价驱动分析

摘要 通过对湖南省14个地市州的集体土地房屋补偿价格和物价指数的调查,利用Moran指数和地理加权回归(GWR)模型,探讨了二者的联动关系。结果表明,湖南省房屋价值补偿存在明显的空间异质性。GWR模型对物价驱动的拟合优于典型OLS。房屋价值补偿与物价指数存在空间上的关联性,且物价指数在空间上显示了对房屋价值补偿的非平稳性,具有空间差异性特征,UCPI、RCPI、PPI呈负向影响效应,而CPI、RPI呈正向影响效应。RCPI与PPI对集体土地拆迁补偿价格的影响较其他物价指数更为显著。 Through the investigation of collective land housing value compensation and price indexes of 14 cities in Hunan Province, we used Moran index and geographical weighted regression(GWR) model to discuss the linkage relationship of the collective land housing value compensation and price indexes. The results show that the housing value compensation has obvious spatial heterogeneity in Hunan Province. GWR model is better than the typical OLS model in fitting the price driven. The housing value compensation has spatial relevance with the price indexes, and price indexes show the non stationarity of the housing value compensation in the space. The UCPI, RCPI, PPI show negative effect, and the CPI, RPI show positive effect. The influence of RCPI and PPI on the collective land demolition compensation value is more significant than other price indexes.
