摘要
为解决当前城市地下空间价格定价体系不完善及所制定的价格未能准确反映实际状况等问题,提出了新的地下空间价格测算方法。首先,采用解释结构模型,进行地下空间价格影响因子的选取及可达矩阵的测算,构建各影响因子的层级关系;其次,利用层次分析、专家打分等方法,确定各影响因子的层间、层内权重及各自的修正比率,进而基于城市基准地价进行修正体系的构建。在理论构建的基础上,以通化市为例,实证分析了其地下一层商业用地的基准地价。结果表明,基于基准地价修正的城市地下空间价格体系,能够较好地反映不同城市及不同宗地的地下空间价格。
To solve the problem that the price system of urban underground space is not perfect and can not accurately reflect the actual situation of the city, a new method for calculat- ing the price of underground space is proposed. Firstly, the influence factors of the price of underground space are selected by Interpretative Structural Model and calculating the teachability matrix to construct the hierarchy relationship of each influence factor. Secondly, using the method of AHP and Expert Mark to determine the weight of each influence factor and the correction rate, and then building the price system based on the land criteria price. And calculating the commercial land criteria price in the underground space of Tonghua City. The result indicates that the price system of urban underground space based on the revision of the land criteria price can better reflect the price of different city underground space.
