摘要
本文以原始的法语土地交易档案为中心,运用GIS模拟了1848—1865年间上海法租界区洋商地产空间分布,探讨了洋商地产分布与城市变迁之间的内在关联,分析了法租界区如何从一个坟墓遍布的城郊转变为初具规模的欧洲城。本文认为洋商购地是造成城市化的主因。而法租界的自治政体下,购地越多的大地产主,即成为法租界公董局权利最大的当权者。故大地产主不仅控制了土地市场,而且成为城市化过程中最大的受益者。
This article examines how the region of French Concession changed from a rural-urban fringe to a foreign built-up area from l848 to 1865,and explores the relationship between the foreign land estate and the urban space changes based on the sources of the Land Deed.This article employs the methodology of GIS to reconstruct the distribution of foreigners' land estate,and argued that the foreigner bought the land from Chinese was the main reason of urbanization.This article also explores who bought the land and what their identity and profession was,where and why the land was bought by foreigners.Due to the administration of autonomy,the more land who bought,the more possible who would be the more economic powerful man in the administration of French Concession.Therefore,the larger foreign land owners control the land market,and became the most potential beneficiaries.
