摘要
中国房地产业在物质条件、城镇功能和城镇形象以及产业基础等方面推动了新型城镇化的发展,而新型城镇化战略的实施也为房地产业发展提供了庞大的刚性需求。但是,中国房地产业发展还存在着市场垄断行为严重、供给的结构性矛盾突出、房价持续走高和房地产业"一枝独秀"等问题,一定程度上阻碍了新型城镇化的可持续发展。为此,要加大政府的调控力度,实行土地和住房的双轨制管理,实行出让金年租制,完善房地产税制度,加快房地产业转型创新,实现中国房地产业的可持续发展。
The real estate industry promoted the new urbanization development in respects of material conditions,urban functions and image as well as the industrial base in China. The implementation of new urbanization strategy also offers a huge rigid demand,a vast development space and a sustainable development atmosphere for the real estate industry. However,there are still serious monopolistic behaviors,the prominent supply contradictions,the continuing- rising price and "thriving"industry and other issues in China's real estate industry,which hindered the sustainable development of new urbanization to a certain extent. Therefore,the governments should increase efforts to regulate the industry,implement dual- track management and the land premium rent system,improve the tax system and accelerate the transformation and innovation in order to achieve the sustainable development of China's real estate industry.
