摘要
农地是城市建设用地的主要来源,其价值测算在农地城市流转决策中占重要地位。农地城市流转的不确定性、不可逆性以及时间弹性使其具有选择价值。基于期权理论对农地城市流转的选择权内涵进行分析,并在已有的农地价值测算方法基础上,以海口市为例运用期权定价法对农地城市流转为不同用途土地的选择价值进行实证测算,探讨选择价值的影响因素并提出农地城市流转决策建议。
Rural land is the main source of the land used for urban construction, whose value estimation plays an important role in the decision of rural to urban land conversion. Rural to urban land conversion, due to its uncertainty, irreversibility and time flexibility, has the option value. According to the option theory, the paper analyzes the connotation of option in the rural to urban land conversion. Furthermore, adopting the option pricing method on the basis of the existing farmland value-estimating method, the study takes Haikou City as an example to empirically estimate the option value of the urban land for different purposes converted from the farmland, dis-cussing the influencing factors of option value while putting forward the suggestions for the decision of rural to ur-ban land conversion.
