房地产行业属于资金密集型行业,投资量大、建设周期长、资金回笼慢等特点决定了房地产行业资金供给必须有保障;房地产企业资金链是否良好运营直接关系到房地产行业的健康发展,资金链运营情况取决于融资渠道的通畅;我国房地产行业融资渠道长期以来存在过份依赖商业银行信贷,渠道单一化和制度的不完善性,给房地产行业资金链管理带来巨大风险,影响了房地产行业的健康发展,因此加快房地产行业融资渠道创新,完善融资体系法制,拓宽融资渠道,加紧融资人才培养是房地产行业健康发展的必然选择。
