摘要
近年一些实施"退二进三"策略的城市旧工业区先后面临改造的需求,这类地区改造的关键在于目标模式的选择和运作模式的确定,涉及区块产业功能更新、土地利用调整、城市空间格局重构、建筑更新方式、实施政策法规等内容。该文以近年参与的宁海时代大道区块城市设计为例,探讨了这类地区关于城市功能与空间的重构的改造原则与发展策略,并提出了合理选择开发模式、加强与城市区域功能空间协调的研究、打造区块自身的亮点、以及关注近期产业建筑利用的规划实施步骤等开发与改造的建议。
Some old industry areas where adopted the strategy of function transformation are facing the reform needs in these years. The key points of those reform proiects lies in the choice of mode of target and operation of the identified, involving the function updating, land use change, spatial pattern reformation, old industry building reform mode, implementation of policies and regulations and so on. Using the project of urban design of the Ninghai Times Road blocks as an example, this paper discusses the function and space of city reconstruction strategy, and puts forward some reform proposals, which include a reasonable choice of transformation mode, the planning strategy established on a whole city area study, planning reform measures based on function and space reconstruction strategy, as well as planning steps concerning the recent industrial buildings using.
