摘要
通过城市更新改造,实现城市土地的再开发,提高土地利用效益,是当前城市发展的必然选择。而城市改造与土地利用效益的变化需要进行科学的评价与分析。以广东省佛山市禅城区"三旧"改造为例,在对禅城区"三旧"改造概况介绍的基础上,建立城市土地利用效益评价指标体系,对禅城区"三旧"改造前后土地利用效益变化进行动态分析和评价。研究结果表明,禅城区经过四年的"三旧"改造,土地利用效益总体上有显著的提升,但也存在一些问题。在今后的改造中,仍需大力调整土地功能及布局、提高土地利用效率;提升城市绿化水平、改善生态环境。
The city renewal and transformation is the inevitable choice for the development of city,it can improve the utilization benefits of urban land.The change of the land use benefits should be evaluated and analyzed synthetically in the process of city transformation.The article takes the three-old transformation of the Chancheng district as an example.Firstly,to introduce Chancheng＇s transformation overview,then establish the evaluation system for land use benefits,at last,the land use benefits is evaluated on the before and after the transformation.The result show that the improvement of the land use benefits is significant on the whole,but there also exist some problems.In the future reform,it still need to adjust the function and layout of land,improve land use benefits,to upgrade the city greening level,and improve the ecological environment.
