惠州滨海旅游房地产项目空间集聚与发展对策 被引量:4

摘要 依托滨海旅游资源开发的房地产项目既是旅游房地产项目的重要组成部分,也是近年来蓬勃发展的旅游房地产项目形式之一。在国家宏观调控、地方政府推进和新兴需求共同作用下,惠州滨海地区的稔平半岛集聚了金融街、万科、碧桂园、富力、合正等多个大型旅游房地产项目,在空间形态上呈点线分布。项目集聚使房地产业效应显著,增加旅游经济发展潜力,但存在土地出让速度过快、配套不足、环境压力大、部分村民利益受损等问题,政府需突出旅游可持续开发,控制土地出让节奏,加大配套投入,注重环境综合治理,保障村民利益等。 Tourism real estate projects relying on the development of coastal tourism resources is not only an important part of tourism real estate projects,is also one of the forms of tourism real estate projects booming in recent years.Combined effect of the national macro-control,local government promotion and market demand,Renping Peninsula which is the coastal area of Huizhou have agglomerated Beijing Financial Street,Vanke,Country Garden,RF Properties and He-Zheng investment companies to develop the tourism real estate projects.which are distributed into points and lines.With the agglomeration,the tourist economy and the real estate industry effect are significant,but there are negative effects such as land transfer too fast,lack of supporting facilities,environmental pollution,damage to the part of the villagers' interests.The government needs to control the pace of land transfer,improve the matching investment,strengthen environmental governance and to protect the interests of the villagers.
