摘要
为了探究我国城市住宅用地市场价格形成的内在机理和合理区间,进而找出影响市场价格的关键因素,准确预测模拟其发展趋势。文章从理论方面构建了城市住宅用地市场价格系统动力学仿真模型。该模型包含城市人口、社会经济、土地需求和土地供给4个子系统。并研究了各子系统的动态学方程和模型检验方法,为今后继续研究做好铺垫。住宅用地市场价格系统动力学可继续推广应用:①土地市场趋势仿真模拟;②土地政策研究和决策分析;③城市住宅用地市场价格系统内在机制研究。
To explore the mechanism and reasonable interval of urban housing land price, and find the key influence factors which affect the market price, accurately predict the trend of its development. The article has constructed the system dynamics model of the city housing land price from the theory. Which includes the urban population, social economy, land demand and land supply four subsystems. And research for the dynamics equation and test method of each subsystem, what's more, continue to the further study. The system dynamics can continue to promotion application: ①the trend simulation of land market; ②the land policy research and policy analysis; ③the mechanism research of the price system.
