摘要
研究目的:研究城市间相互作用对城市商业用地价格的影响。研究方法:在对相关概念和理论进行系统回顾的基础上,以江苏省13个地级市为研究对象,采用多元线性回归方法进行研究。研究结果:(1)城市间相互作用是影响城市商业用地价格的重要因素之一,与城市商业用地地价水平呈正相关;(2)城市间相互作用对城市商业用地价格的影响在不同城市有较大差异。研究结论:将城市间相互作用引入城市土地价格研究,为评估区域性城市土地价格和完善中小城市基准地价更新提供理论依据。
The purpose of this paper is to analyse the impacts of regional interaction effects among cities on urban commercial land prices. Based on the review of relevant concepts and theories, the paper applied the MLS method for the empirical study of 13 municipalities in Jiangsu Province. The results indicate： （1）the regional interaction effect among cities is one of the important factors that influences the urban commercial land price and their relationship is positively related; （2）the impacts of regional interaction effects among cities on urban commercial land price are different in various cities. It is concluded that taking the regional interaction effects among cities into account in the urban land price researches will provide a new theoretical reference for the assessment of regional urban land price and the further accomplishment of updating benchmark land price in small and medium-sized cities.
