摘要
城市化过程中伴随着人口结构、产业结构和需求结构的转换,这一转换过程会对房地产投资产生一定的影响。通过运用多元线性回归模型,对山东省城市化主要度量指标及房地产投资额进行回归分析,发现非农人口比重和GDP是城市化指标中,对山东省房地产投资影响最显著的因素。最后对城市化进程和房地产投资的协调发展提出建议。
Urbanization has come along with changes in population structure,industrial structure and demand structure.Such changes have inevitably impacted real estate investment.This paper employs a multiple linear regression model to examine the impact of urbanization on real estate investment in Shandong province.It is found that,among all the urbanization indicators,the proportion of non-agricultural population and GDP are the two factors are statistically significant.Based on the empirical findings,the paper puts forward policy implications regarding the coordinated development of urbanization and real estate investment.
