摘要
郊区化是大城市发展必然经历的一个阶段,其表现为人口、住宅等经济因素从市区向郊区的转移。在郊区化的背景下,人口表现出越来越分散的趋势,导致郊区住宅建设的兴起。本文以西安市人口和住宅竣工量为基础数据,建立人口基尼系数和住宅竣工量之间的自回归分布滞后模型,并对二者的关系进行了分析,发现住宅建设是西安市人口郊区化的动力之一,反之则不然。
Suburbanization is an inevitable stage of large cities' development, in which population and residence etc move from downtown to suburb. In the background of suburbanization, population presents the trend of more and more decentralization, which drives the rise of suburban real estate. In the base of population and quantity of house - completed data of Xi' an, the paper builds an Auto - regressive Distribtfted Lag Model of population Geordie coefficient and quantity of house - completed, and analyzes the relationship between the two, which find that house construction is one cause of population suburbanization, but contrarily it' s not.
