摘要
房地产开发项目投资决策分析对于保证资金安全极为重要,而阶段性工程投资重点是投资控制的关键。文中从决策阶段、设计阶段、施工阶段和竣工结算阶段分析了投资控制的要点,并以实例针对项目在决策、设计、施工和竣工决算等阶段的情况,对项目的投资管理进行了全程的分析研究和论证。结果表明,只有抓住各阶段投资控制的重点,才能把建设项目投资控制在预定的投资范围内。投资管理人员在把握住阶段性工程投资重点的基础上,还要随时掌握工程和市场变化,收集阶段性投资信息,及时发现投资偏差,采取有效措施,才能为房地产开发项目控制好成本、赢取利润。
The investment decision analysis of real estate development projects is most important to ensure the financial safety.Here,the main points of investment control of a project are analyzed from the decision stage,design stage,construction stage and the completion settlement stage separately,and taking a construction project as an example,the investment management of the project is analyzed and studied in the whole process.The results show that the investment managers must pay more attention to the mian points of investment control in different stages,familiarise the construction and market changes,collect the investment information and analyze them,and correct the investment deviation timely,inorder to control the investment and achieve the profits.
