我国当前房地产金融存在的问题及对策

On Some Problems and Suggestions about China's Present Real Estate's Finance

摘要 我国目前的房地产金融现状中存在的问题主要有:银行房地产信贷资金来源单一,无法满足房地产业发展对资金总量的要求;房地产业融资的重点没有放在广大的住房消费者身上以及法制不健全等。在分析这些问题的基础上,本文参考了一些发达国家的经验并提出了几点建议。这些建议主要有:构建专业的住房储蓄银行及协会等机构;发行抵押债券;大力发展分期付款的抵押贷款以及政府参与等等。 Real estate as a new key point of economic development is the best way that we candevelop national economy at the speed of & percent a year and at the same time halt a newinflation. developing real estate)s finance is the important base on guiding housing investmentand accelerating real estate. This essay thinks that there are some problems in the real estate'sfinace of China now. One of the problems is that the major source of bank's funds is single sothat the funds cannot meet the nceds of real estate)s developing. Another problem is the volumeof mortgage finance loans to individual households is small. And the legal system of real eatateis not perfect. After this essay analyzes these problems and studies some of the developedcountrics, it makes some suggestions: such as establing housing banks, issuing mortgagestocks, developing mortgage finance and the goverment joining the economic management andso on.
