摘要 本文根据北京两个居住小区的规划设计实践,从以下八个方面对住宅区规划设计进行新的探索:①住宅商品化对规划设计带来的变化;②社区服务的新内容;③工作岗位吸引居民提高素质;④通畅合理的交通网络;⑤绿色生态环境;⑥住宅产品改进与科技投入;⑦建筑文化的继承与发展;⑧房地产开发经济效益与设计的关连。 This paper discusses my recent plan for two residential districts in Beijing. In view of the popularization of residential commercialization in China, I have made many new attempts in the plan of the two districts to make residents appreciate them more.1) East Taoyuan District, Beijing. This is a dilapidated housing renovation project in the old city area occupying an area of 56 hectares including 34 hectares of construction land. 690, 000 sqm of buildings will be erected here (half residential half commercial). 11, 000 people from 3, 500 households will inhabit here. In the plan, special attention is paid to the establishment of community services such as community activity center,canteen for residents, medical center, free market and vocational training school, which will improve residents'personal qualities and professional skills.Due to its location in the old city area, traffic becomes a major concern for the housing district. Underground traffic will serve as one of the solutions.2) Beiluchun District. Situated in a beautiful suburban area, it is an experimental zone marked by green ecology. It occupies an area of 14 hectares, a planned building area of 170, 000 sqm (mostly housing) inhabited by 1, 500 households, or about 5, 000 people. The focus is on large investment in science and technology and a clean and pollution - free green ecological district. The main objective and measures taken will be:a) Enhance clarity of the atmosphere: Replace coal with natural gas for heating and cooking. Establish a green belt between the road and the housing district to block the fumes of vehicles.b) Conduct waste water treatment, recovery and reutilization.c) Dispose of garbage with advanced burner.d) Noise control.e) Use new walls and windows to conserve energy, installation of a solar heating system and extraction of geothermal water.f) Strengthen investment in science and technology, promote the use of residential products and introduce advanced management system.g) Produce economic benefits and put construction into a benign cycle.
