流动性过剩与我国房地产价格上涨:理论及对策 被引量:4

摘要 房地产的虚拟资本性质使之成为吸纳流动性过剩的重要载体,流动性过剩也是房价过快上涨、房市波动的重要力量。流动性过剩从不同的研究视角有不同的诠释和测度,通过对我国流动性过剩的成因及其对房地产市场影响的途径和潜藏风险的分析,提出相关对策建议。 The nature of virtual capital of real estate makes it become the important carriers absorbing the excess liquidity ,it is also an important force that promotes housing prices to rise fast and fluctuations of the market. This paper analyzes the different perspective measures of excess liquidity, the causes of excess liquidity in China, the influence to the real estate market and the potential risks, at last gives some relevant suggestion.
