An Economic Analysis of the New Politics of China's Government Housing Security System:A New Perspective of Physical Subsidy and Monetary Subsidy

摘要文章分析了以往国内外学者在住房保障经济学研究中的经典争论;以环境动态的视角进行政府住房保障的经济学分析,推导证明了在房价持续明显上涨的情况下,政府住房保障政策新的最优选择——实物补贴优于货币补贴,以及政策实施的理论阀值。我国政府在当前经济环境下住房保障新政策是合理的,在房价高企之下,各级政府应多方筹措公共住房建设和住房补贴资金,从多层次来满足城市中低收入人群的合理住房需求。 Starting from the literatures of economic analysis of government guaranteed housing of domestic and foreign scholars and the new politics of China's government housing security policies since 2007,this paper analyzes the arguments of studies on real estate economics of domestic and foreign scholars.In a dynamic environmental perspective,it conducts a new economics analysis on housing security system,demonstrating the reasonableness of the new politics of the government housing security system in the current economic environment.Further,it puts forwards some corresponding suggestions.
