摘要
以呼和浩特市各旗县为例,进行征地统一年产值标准测算技术路线与方法的探讨。根据各旗县的土地自然条件和利用特点等,对各测算单元土地利用方式进行相似性分析和土地生产力特点分析基础上,归并出测算区域。采用实地抽样调查法、净收益乘数法,以测算区域的主导耕作制度、主导作物及其产量产值进行农用地征地统一年产值标准测算,以土地附加收益修正后,得到分区和各旗县统一年产值,并进行全市统一年产值和补偿倍数平衡,对测算结果进行分析,提出应用建议。
The paper makes a research about the techniques and methods of the measurement standards of unified annual output of requisition land by taking all the banners and counties in Hohhot for example. According to the natural land conditions and use features and based on the similarity analysis about the land use model of every measurement unit and the analysis about land productivity, it decides the measurement areas. By using on-the-spot land sample survey, net profit multiple method, it measures the unified annual production standard by measuring the main farming systems, main crops and their output and output value. After the revision of additional land proceeds, it obtains the unified annual output of all banners and counties and analyses the findings and offers application suggestions through balancing the unified annual output and compensation multiples.
