摘要
按揭贷款对商业银行来说具有金额大、期限长、风险较低且滞后、利润较高的特点,一直以来是各家商业银行青睐的产品。但由于国家宏观调控措施、社会和司法环境、美国次及抵押贷款的危机以及贷款管理对按揭贷款的影响等原因,按揭贷款与其他贷款一样,风险逐渐显现出来,并逐步步入违约高风险期。特别是近年在央行连续加息、个人房贷不断增加的情况下,商业银行在不断拓展市场的过程中.获取利润的同时,更应冷静地思考如何应对可能出现的个人贷款的风险与防范对策。
Housing loans are favored by many banks because they have a large sum of money, long time, low risks and high profits. But because of the micro-control of the country, social and law environment, the Secondary Loans Crisis in the US and loans management, the risks of housing loans have appeared, esp. in the situation of increase interest of the central bank and the increase of individual housing loans. Commercial banks should think over the risks and preventions while obtaining high profits.
