摘要
本文以住房理论描述为线索,从不同角度总结了1960年以来住房需求分析框架。研究发现:1960年以来,住房需求领域的分析框架非常稳定,即以新古典消费者行为理论为指导,构建效用函数和预算约束,根据效用最大化原则推导需求函数,然后进行参数估计和弹性分析。分析技术(如模型构建、变量操作化)的进展和数据质量的提高是推进研究深入的主要动力及进一步的研究方向。
According to the theoretic abstract of housing,this paper summarizes the analysis framework for housing demand. The conclusion is that the analysis framework had been very stable since 1960. The analysis framework is as follows：constructing utility function and budget restriction based on the neoclassical consumer behavior theory, and then deducing to get demand function based on utility maximizing, and the following theoretical analysis is elasticity analysis and parameter estimation. The improvement of data. quality and analysis techniques, such as modeling and variable specification,is the maior pushing power for research.
