摘要
目前,能源危机和环境污染已经越来越严重,因此绿色建筑成为建筑业的发展趋势,而对绿色建筑的评价就是绿色建筑发展的核心问题。作者首先介绍了国外的绿色建筑评价体系,接着引入了一个新的概念——全生命周期评价,分析了如何实施评价的四个阶段:决策阶段、设计阶段、施工阶段和运营维护阶段。然后通过引入全生命周期成本等技术工具,对绿色建筑进行评价,并详细地介绍了全生命周期成本的步骤和公式等。最后建议在考虑中国的实际情况下,把全生命周期评价引入中国绿色建筑,以促进中国绿色建筑评价系统的发展。
In today's world, resources and environmental crisis are getting worse and worse. So green building has become an unevitable trend in architecture development, and the assessment for green building is the core of developing green building. This paper firstly introduces green building assessment systems of other countries and gives a new concept to the architecture industry--Whole Life Appraisal (WLA). Then it introduces four main stages of WLA: analysis stage, design stage, construction stage, operation and maintenance stage. At last, it talks about the techniques and tools-whole life costing(WLC). The theory and process of life cycle costing are provided in detail.
