摘要
对福州市6宗典型居住用途宗地的容积率、建筑密度、人均用地面积、公共服务设施、绿地率等方面进行调查,采用模糊数学法、专家咨询法等对居住用地的集约利用潜力进行定量和定性评价,确定每宗土地的集约利用潜力等级,得出福州市居住用地总体客积率偏高、建筑密度偏大的结论,提出在今后城市居住用地规划中应当适当下调客积率或建筑密度,提高居住用地的居住质量和土地利用的经济效益等建议.
Through the study on the floor-area ratio, construction density, per capita land use area, the completeness of public service establishments, ratio of green space and scale of typical lands, using fuzzy math and expert consultation method, this paper estimates the intensive use potentia~ of inhabitation land in Fuzhou City. The results indicate that the floor-area ratio and construction density is too high and should be reduced in the inhabitation land planning, thus to enhance the quality of inhabitation and related economic benefits.
