摘要
基准地价系数修正法作为大量评估宗地地价的一种方法,得到了广泛的应用,但是由于修正体系因素的权重确定多是通过特尔斐法来确定,主观性比较强。以东营市为例,探讨了用多元线性回归模型的方法进行修正因素影响的计算,并对宗地地价进行了评估。
The modification of the land basis price coefficient was an important method in evaluating the large amount of urban land, and this method was widely applied in China. But the weight of modification system was mostly confirmed by Delphi prediction, which was quite subjective. Therefore, this paper took Dongying City as an example to carry through the zone land price estimation by the regressive equation.
