摘要
改革开放以来，土地的有偿使用、房地产业的兴起和市场经济机制的运作，使停滞不前的城市旧区更新改造获得前所未有的机遇．依旧城改建步伐大大地加快．但不少实践却表明许多改建的目标囿于局部的、有限的效益，较少从整个城市综合的、整体的、历史的、长远的、社会网络的角度出发去制订相应的策略，以致出现众多的问题，作者呼吁各界应有足够的重视来对待旧城改建，以免留下久远的隐患．
From reformation and opening, urban renewal and reconstruction for old districts face an unprecedented opportunity and speed up along with the development of market economy system, paid land use, and arising of real estate. However, some problems are still exiting from its practices. Comprehensive, integrative, historic and long-term aspects and social network should be paid more attention in formul ating aim of reconstruction and principles to avoid hidden problems
