摘要
城市零售商业用地区位评价对我国目前地产市场尚不发育条件下的地价评估,地价动态监测以及城市规划等具有重要的实践意义.本文根据我国城镇土地定级的实践,探讨按繁华系数、道路系数、宅地系数评价不同路线段区位优劣的原理与方法,其结果在上虞市区商业地价评估中得到应用,取得了满意的效果.
In this paper, the authors put foward a system of commercial land evaluation of location. The principle, methods, procedures and model design of land evaluation of location are mainly dealt with. The results of application in appraisal of commercial land value are satisfied
