摘要
在城镇土地分等定级一般原理和方法的基础上,以城镇土地单元为样本,将所有对城镇土地发生作用的因素、因子的作用分值统一到评价单元,采用方差分析方法检验各土地单元分值子集合是否存在重要差别,确定城镇土地级别,并通过统计量 K 值的迭代计算,寻找城镇土地定级最佳方案,并给出迭代筛选模型和实际算例,可使城镇土地定级成果更加准确合理。
On the basis of principle and method of Determining cities and towns land level. taking the land unit of cities towns as a sample and affecting value of factors is integrated to the land unit. Using average square analysis we test the difference of land unit gather and determine land level. Furthermore we look for the optimal fixed level plan by iteration calculation of statistics K, and describes iteration screening model and example. It is possible to make the determination of the level of cities and towns land more exact and reasonable.
