摘要
通过对房地产投资项目策划的研究,为开发项目寻找符合项目自身特性的融资方案,提出了房地产投资项目进行融资策划时要采取的策划方法和思路,将财务管理与房地产开发项目特性相结合,运用一定的数学方法,通过对融资风险程度,资金成本的高低等进行安全性、经济性、可行性各指标的分析,选择出最优或者最满意方案,不仅具有一定的理论价值,还具有较强的实践指导意义。
Based on real estate research that investment project plan, this text looks for a scheme of financing accord with project one's own of characteristic for development item, then carries on planning method and thought while planning in financing about the investment project of real estates. The text combines the financial management with development item characteristic of the real estate, uses certain mathematics method and chooses the optimumly or most satisfied scheme in the methods of separately analyzing the indexes of security, economy, feasibility which represent financing risk degree, fund level of cost, etc. The result has not only certain theory value, but also stronger practice directive significance.
