Identifying the Impact of Preconstruction Elements on Project Time Variances

Working toward an efficient duration and timeline for the preconstruction phase should be one of the main objectives for project owners.Failing to plan for and coordinate preconstruction decisions in order to control preconstruction duration and manage time variances can lead to financial insecurities,incomplete contract documents,permitting issues,and unrealistic schedules and resource allocation during this phase.To minimize time variances and ensure a productive decision-making process,project owners should be familiar with critical elements in a project that cause variances in the preconstruction phase timeline.In this study,the impacts of eleven critical preconstruction elements on time variances were analyzed.These eleven preconstruction elements are considered critical in how they impact time variances during the preconstruction phase.They were determined to be critical based either on significantly impacting time variance during the preconstruction phase or believed to be critical from findings from previous studies,however,the findings from this study showed no significant impact on the time variances.In most previous studies focusing on the elements impacting project schedules,data were collected by surveying construction professionals.In this study,objective and quantitative data related to project preconstruction elements were used as opposed to self-reported data.Using the results of this study,project owners and stakeholders will be able to evaluate the critical preconstruction elements impacting the timing of their projects and prioritize decisions related to the critical elements early on during the preconstruction phase. 展开更多

Construction engineering and management(CEM)has become increasingly complicated with the increasing size of engineering projects under different construction environments,motivating the digital transformation of CEM.To contribute to a better understanding of the state of the art of smart techniques for engineering projects,this paper provides a comprehensive review of multi-criteria decision-making(MCDM)techniques,intelligent techniques,and their applications in CEM.First,a comprehensive framework detailing smart technologies for construction projects is developed.Next,the characteristics of CEM are summarized.A bibliometric review is then conducted to investigate the keywords,journals,and clusters related to the application of smart techniques in CEM during 2000-2022.Recent advancements in intelligent techniques are also discussed under the following six topics:①big data technology;②computer vision;③speech recognition;④natural language processing;⑤machine learning;and⑥knowledge representation,understanding,and reasoning.The applications of smart techniques are then illustrated via underground space exploitation.Finally,future research directions for the sustainable development of smart construction are highlighted. 展开更多

The integration of Human-Robot Collaboration(HRC)into Virtual Reality(VR)technology is transforming industries by enhancing workforce skills,improving safety,and optimizing operational processes and efficiency through realistic simulations of industry-specific scenarios.Despite the growing adoption of VR integrated with HRC,comprehensive reviews of current research in HRC-VR within the construction and manufacturing fields are lacking.This review examines the latest advances in designing and implementing HRC using VR technology in these industries.The aim is to address the application domains of HRC-VR,types of robots used,VR setups,and software solutions used.To achieve this,a systematic literature review using the Preferred Reporting Items for Systematic Reviews and Meta-Analyses methodology was conducted on the Web of Science and Google Scholar databases,analyzing 383 articles and selecting 53 papers that met the established selection criteria.The findings emphasize a significant focus on enhancing human-robot interaction with a trend toward using immersive VR experiences and interactive 3D content creation tools.However,the integration of HRC with VR,especially in the dynamic construction environment,presents unique challenges and opportunities for future research,including developing more realistic simulations and adaptable robot systems.This paper offers insights for researchers,practitioners,educators,industry professionals,and policymakers interested in leveraging the integration of HRC with VR in construction and manufacturing industries. 展开更多

In the Shenzhen region,where strong karst development is widely distributed,karst caves pose significant difficulties and risks to pile foundation construction.This paper,based on the Yanba Expressway Municipalization Reconstruction Project and referencing previous engineering experiences,proposes the application of sleeve valve pipe grouting technology for pre-treatment of small-to medium-sized and bead-shaped karst caves.Specific implementation measures and construction precautions are presented.Practical results demonstrate that the pre-treated karst cave areas achieved stable soil conditions,providing favorable prerequisites for subsequent pile foundation construction.The method proves convenient and feasible in operation,substantially reducing safety and quality risks during construction.This successful practice offers valuable experience for similar projects. 展开更多

Mortgage-Financed Construction Projects in Kenya(MFCPs)have been associated with dismal performance.These projects have been riddled with cost and schedule overruns,among other challenges.This paper aimed to establish the risk factors affecting the performance of MFCPs,their effects,and possible mitigation measures.A desk review approach was adopted whereby previous research published globally between the years 2004 and 2024 on the subject area was considered in the analysis.In total,58 studies were reviewed.However,data were collected from a total of 23 studies,representing a response rate of 39.7%.Some of the reasons why 35 studies were not considered were due to duplication of findings,lack of a clear method of data collection and analysis,and limited geographical scope,among other reasons.12 of the selected studies were from Kenya.Based on the reviewed studies,the research established a total of 31 individual factors.These were categorized into six groups,namely:X1-Market Risks,X2-Financial Risks,X3-Planning Risks,X4-Construction Risks,X5-Legal and Regulatory Risks,and X6-Environmental Risks.The four main effects of risks were found to be cost overruns,project delays,reduced profitability,and increased loan default risk.Some of the risk mitigation measures established included pre-construction due diligence,strict contract management,regular progress monitoring,contingency planning,and adequate insurance coverage.The paper concluded that the investigated risks were detrimental to the success of MFCPs and recommended an empirical study to be conducted in Kenya to evaluate the prevalence and effect on the performance of MFCPs,and the methods being used to mitigate them. 展开更多

This study aims to examine the challenges and future directions of large-scale wooden construction education at universities in Japan and Finland.It compares the wooden construction curricula at universities and the architectural education initiatives undertaken by firms specializing in large-scale wood construction design in both countries.The target applications for large-scale wooden construction are residential,commercial,and public buildings.Comparing university education revealed many commonalities between the two countries,allowing them to be classified into two types:“seminar-centered”and“lecture-centered”.Japanese universities are categorized by building type and scale for educational purposes.Finnish universities focus their education on the properties and functions of wood.Based on these results,we infer that incorporating both Japan’s architecture-planning-focused education and Finland’s materials-focused education into teaching,using familiar housing buildings as a theme,will lead to the wider adoption of large-scale wooden construction. 展开更多

Complex bridge structures designed and constructed by humans often necessitate extensive on-site execution,which carries inherent risks.Consequently,a variety of engineering practices are employed to monitor bridge construction.This paper presents a case study of a large-span prestressed concrete(PC)variable-section continuous girder bridge in China,proposing a feedback system for construction monitoring and establishing a finite element(FE)analysis model for the entire bridge.The alignment of the completed bridge adheres to the initial design expectations,with maximum displacement and pre-arch differences from the ideal state measuring 6.39 and 17.7 mm,respectively,which were less than the 20 mm limit required by the specification.Additionally,the stress monitoring showed that the maximum compressive stress was 10.44 MPa,which was 7.5%different from the finite element results,and better predicted the most unfavorable possible location.These results demonstrate that a scientifically rigorous construction monitoring and feedback system can ensure the safety of bridge construction and meet the expected construction standards.The findings presented in this paper provide valuable insights for bridge construction monitoring practices. 展开更多

At present, China's railway construction is mostly the construction of long-span continuous beam or multi span railway business line. The railway construction of multi span passenger overpass beam needs very complicated construction procedures, which is easy to produce large safety risks in the process of cast-in-place beam. Therefore, during the construction of multi span passenger overpass continuous beam railway business line, constructors must adopt various safety protection measures such as covering, isolation and reinforcement, avoid high-risk points to the greatest extent, fully understand the actual situation of construction, and select and apply appropriate construction scheme, so as to improve the quality and safety of railway construction. Based on this, this paper makes an in-depth analysis on the safety protection measures for the construction of multi span passenger overpass railway business line, and puts forward relevant suggestions on the safety management and implementation cases of the construction of additional passenger overpass in high-speed railway operation stations. The new overpass across multiple railway tracks and multiple passenger platforms at the high-speed railway station in operation has great safety risks to the high-speed trains, existing railway equipment, facilities, passengers and pedestrians. The safety monitoring, inspection contents and methods formulated according to the risk situation have a certain reference value for the bridge construction across the existing railway. 展开更多

Change orders have a significant impact on many aspects of construction projects.They are known to be the primary cause of litigation in the construction industry.Change orders are almost inevitable due to the uniqueness of each project from many perspectives,such as the type of building,complexity of the design,human factors,and the available resources.Change orders are the formal mechanism to implement design changes during the execution phase.These changes are usually the outcome of lack of visualization by the owner,misunderstanding,miscommunication between different parties involved in the project,shortage in resources,and other factors.This research aims to investigate and rank causes,effects,and control measures of change orders in the construction industry in the U.S.This research presents the results of a questionnaire surveying owners,contractors,and consultants.A total of 123 industry professionals in the Architecture,Engineering,and Construction(AEC)field,with either significant or final decision-making authority on reviewing,issuing,and approving change orders responded to the survey.Results indicated that owners are the primary source followed by consultants and contractors,respectively.Some of the more important control measures identified in this research are collaboration and visualization technologies. 展开更多

The design process of the built environment relies on the collaborative effort of all parties involved in the project.During the design phase,owners,end users,and their representatives are expected to make the most critical design and budgetary decisions-shaping the essential traits of the project,hence emerge the need and necessity to create and integrate mechanisms to support the decision-making process.Design decisions should not be based on assumptions,past experiences,or imagination.An example of the numerous problems that are a result of uninformed design decisions is“change orders”,known as the deviation from the original scope of work,which leads to an increase of the overall cost,and changes to the construction schedule of the project.The long-term aim of this inquiry is to understand the user’s behavior,and establish evidence-based control measures,which are actions and processes that can be implemented in practice to decrease the volume and frequency of the occurrence of change orders.The current study developed a foundation for further examination by proposing potential control measures,and testing their efficiency,such as integrating Virtual Reality(VR).The specific aim was to examine the effect of different visualization methods(i.e.,VR vs.construction drawings)on,(1)how well the subjects understand the information presented about the future/planned environment;(2)the subjects’perceived confidence in what the future environment will look like;(3)the likelihood of changing the built environment;(4)design review time;and(5)accuracy in reviewing and understanding the design. 展开更多

Understanding Complexity at the Pre-Construction Stage of Project Planning for Construction Projects

The construction projects’ dynamic and interconnected nature requires a comprehensive understanding of complexity during pre-construction. Traditional tools such as Gantt charts, CPM, and PERT often overlook uncertainties. This study identifies 20 complexity factors through expert interviews and literature, categorising them into six groups. The Analytical Hierarchy Process evaluated the significance of different factors, establishing their corresponding weights to enhance adaptive project scheduling. A system dynamics (SD) model is developed and tested to evaluate the dynamic behaviour of identified complexity factors. The model simulates the impact of complexity on total project duration (TPD), revealing significant deviations from initial deterministic estimates. Data collection and analysis for reliability tests, including normality and Cronbach alpha, to validate the model’s components and expert feedback. Sensitivity analysis confirmed a positive relationship between complexity and project duration, with higher complexity levels resulting in increased TPD. This relationship highlights the inadequacy of static planning approaches and underscores the importance of addressing complexity dynamically. The study provides a framework for enhancing planning systems through system dynamics and recommends expanding the model to ensure broader applicability in diverse construction projects. 展开更多
